    Let me introduce myself. My name is Tom Nardone. I was a letter Carrier in  the Ft. Lauderdale Florida area for 16 years. I started working for the  Postal Service when I was just 19 years old.

    I remember one of the first houses that I fixed up. I bought it from a bank  that took it back from a foreclosure.
    These properties are called REO’s (Real Estate Owned). The house just sat  there empty, and I made the bank an offer that was 40% less than the market  value of the house and they said yes!
    All I did was Paint it, and carpet it, and a buyer came along and bought it  at the full market value! Up until that time, I had never held a check in my  hand made payable to ME for ,468!!
    No More Arguments With an ignorant boss
    who wouldn’t let me work overtime for extra money!
    After I sold this first house and saw how much money I made for spending  only about 20 hours of my time, it dawned on me that I am much better off  spending 20 hours to fix up a house, and make a ,468 profit, than I am to  work 20 hours overtime even at the per hour that I was making. If you  take ,468 divided by the 20 hours I put in, I actually made ,123.40 per  hour!
    Why work overtime or a part time job all the year through to make an extra  ,000, when you can make that in one average deal?
    You see, I did not actually paint and carpet the house myself. I hired it  done so that I did not have to be there to actually do the work. During the  day, I was out doing my mail route. That’s why I only put 20 hours into  fixing up the house.

    My wife and I would just barely see each other in passing to our jobs, and  our kids were small and were being ushered from one baby sitter to another.  Stress from working too many hours eventually takes its toll on family life  and everybody in the family suffers.
    Now my wife is able to remain home with our kids and has even chosen to home  school them, in order to spend time with them to make up for all the early  years we missed of them growing up as small kids.
    I know that two parents working with kids in a day care are the norm these  days, but it doesn’t have to be if you don’t want it to be. You get to  choose. Real Estate can set you free to be home with your family.

    Looking for empty houses and foreclosures are just two of the keys to  unlocking huge profits from real estate. An empty house does no one any  good.

    The biggest of these bargains are houses that you’ve probably noticed  sitting empty with tall grass where the people took off or suddenly moved  away. When I was a mail carrier, I would see bill collectors coming to the  door and also asking me where the people went.
    Because I was a mail carrier, I learned a unique way to
    find HUGE profit deals that other people can’t.
    There are literally hundreds of these deals all around you. You just need to  know what I used to see as a mail carrier and know how to follow up on what  mail carriers see. As a letter carrier, many times I would get to know  people who had moved and I would still know their whereabouts.
    When I would contact these people and express an interest in buying their  house, they would always be interested to listen to my offer because they  would rather sell the house as opposed to facing late payments, ruining  their credit, and foreclosure.
    I have helped a great many people who were so thankful afterwards for me  buying their house that they referred me to others who were in the same  situation so that I could help them as well. I did this to the point where I  had bought a total of 24 houses from people or banks that were on my route,  while I was still holding a job as a full time letter carrier!

    I remember taking vacation for a week or more. I remember all so well the  feeling you have right before you walk out the door of the place you work  after you have punched that clock for the last time, knowing you have a week  of paid vacation ahead of you.

    I don’t want to have to do anything else.
    I used to come home from work feeling sluggish, and would want to just sit  on the couch and veg while watching TV. Even though I did a lot of walking  as a Letter Carrier which gave me lots of good exercise to keep me in good  shape, I was still tired when I got home.
    Let me assure you that nothing will perk up your attitude more than knowing  that you are just 30 days away from going to pick up a check for ,000!
    I learned and developed my own techniques while driving around in my vehicle  listening to real estate tapes and cd’s though a portable tape player  propped up on the dash and plugged into the cigarette lighter of my vehicle!
    Time is so valuable these days! Where do I get the time to sit down and  listen to tapes?
    Most cars have CD players built into the dash these days. If you drive to  and from work, use this time to learn how to change your future. I always  felt it was more productive to listen to recordings as opposed to listening  to the radio.
    A fortune in buying properties in need of rehab and in pre foreclosure
    There is an absolute ton of money to be made in buying fixer upper  properties and pre-foreclosures. I have taught many people how to do this  successfully, and how to do it on just a part time basis.
    Depending on what income level you are at now, with just a few average deals  in a one year period, you could make the money you currently make for a  whole years pay!
    What’s the definition of insanity? Doing the same thing,
    day after day, over and over again, but expecting different results!
    I could remember at times asking myself, how will I ever get ahead?
    I would go out on my route, and in the quietness of the day I used to pray,  Dear God, ”Please show me a way to get ahead”. The Post Office job is a good  one, but the cost of living increases I get don’t really keep up with the  true cost of living.
    Every year my real estate taxes go up. So does my car insurance, the price  of gasoline and heating oil and food. I don’t have to tell you, we have all  felt the crunch of inflation.
    Do you ever feel the cost of living is going up faster than your paycheck? I  remember just before my first son was born, my wife, who I met at work, left  the post office to become a full time mother to our first son.
    For those of you guys who have “stay at home wives”, I know the financial  pressure you are under, because I have been there myself!!
    After you get some quick cash coming in from buying and selling houses, you  should start buying and holding houses. Houses are a good hedge against  inflation because as values and rents go up so does your income!
    At last, you won’t have to make the statement, “I can’t afford it”
    I remember all so well about, brown bagging my lunch and really watching  every single nickel I spent while on letter carrier wages.
    I remember seeing things that I really could not afford but in my not  wanting to go without it, I got into the trap of whipping out the credit  card to pay for it. Of coarse this became a bad habit, and before I realized  it, I had thousands of dollars of credit card debt that I could not pay off.
    Month after month I would carry credit card balances at rates as high as  23%! They were actually compounding against me so fast that I knew the only  way I was never going to stay in front of it, was to pay the balance off  with a large chunk of cash.
    With the sale of just one house, I paid off over ,000 in credit cards!!  If I had relied on the little extra money I had in each paycheck from  working overtime, it would have taken me years to accomplish paying off the  balance.
    Now my average profit on a rehab is about ,000. If you have the kind of  credit card debt that I had, you could pay it off in just 6 months, which is  the average time it takes you to rehab and sell a house.
    Now, I don’t even own a personal credit card. I pay cash or check or bank  debit card for everything. Whatever I buy, I pay cash for it, or use a  business credit card because it is a tax deduction. Don’t ever again be a  slave to the high interest rates of the credit card companies!
